Rent safely in Singapore
A short, practical checklist for international students and visiting staff. Read this once before you sign anything.
1. Never pay before viewing
Legitimate landlords and agents won't ask for a deposit before you've physically (or video-call) viewed the room. If they're pushing for a transfer up front, walk away.
2. Verify the agent
Singapore agents must be CEA-registered. Check the registration number on the CEA Public Register before signing anything.
3. Get it in writing
Always sign a Tenancy Agreement (TA). It should cover rent, deposit, move-in date, notice period, utilities, and house rules.
4. Pay the stamp duty
Tenancies in Singapore must be stamped via IRAS within 14 days. Without stamping, your TA isn't legally enforceable. It's typically the tenant's responsibility.
5. Use in-app messaging first
Keep early conversations on StudentStay SG so we can help if something goes wrong. Move to WhatsApp only after you've verified the host.
